Abstract

Throughout history, the capitalist system has consistently sought to expand its profit margins. In this context, spatial production in cities has become a commodity. The capitalist real estate logic results in pronounced spatial fragmentation and segregation. The objective of this article is to conceptually explore the complex production processes of real estate space from a capitalist perspective, examining their impacts on the urban spatial configuration. The methodology involved a bibliographical survey of scientific journals. It is concluded that real estate speculation, together with the logic of capital reproduction, leads to fragmentation, segregation and unequal appropriation of urban space. Such dynamics are evident in several global metropolises, particularly in developing countries, where a "perverse logic in the formation of urban space" (SOUZA, 2005) is observed, including the Brazilian context.
